about the pictures of my home with the new agent since i had better "outside pictures" during last summer which would not be the same if taken during late winter. can i ask the previous agent to send the pictures back to me or is this just simply Accesable to any agent thro’ mls?
If you use summer pictures it will look like your house has been on the market for months without moving. If you use winter pictures it will look like you just put it on the market. Go with the winter pictures.

Vinny, I understand you’re wanting to show the home when things are green, but pictures really should be seasonal. What I find comical is that you’re worried more about those pictures than you are about what is it going to take to get your home sold. Think of it this way, wow you used those great pictures with the current agent, did they help sell the house? No, pictures are great for most of us who are visual and may make a decision to see the home based on those pictures, however, price and condition in today’s market is what sell’s the house. So consider your price carefully with the new agent.

your new agent can get the old pictures. you are focused on wrong stuff. drop the price, your home is not selling because of price. It has nothing to do with your realtor, open houses, ads, bla, bla bla.
you are going to give listing to new agent with a lower price and then be amazed it sells! Drop price 3-5% every 30 days until it sells. You will generate multiple offers that way and get a higher price in the end.

Depending on how your local MLS is set up- the new agent can usually go get the photos very easily thru the MLS.
There are a hundred things to aim at in selling your house. The most important things that you have any control over are price and condition. I hope your new agent have the guts to be honest with you about those two items. Take the advice and adjust your condition and adjust your price.
