			<content:encoded><![CDATA[<p>So I&#8217;m at a crossroads here in life. I&#8217;m 34, make about 38-39k a year in residential cable sales. Wife makes a little bit less but close. We have our home with 5 acres and horses and our car payments and student loans. Not bad life but I need to do something else career wise. I dont have much more to go up now and we&#8217;re living check to check with no extra money to put aside for trips, vacations, etc&#8230;I have a bachelors in general communications, am smart, great to get along with, but do not like brownnosing, being fake, or working for major arses (not asking much am I, ha ha). My interests are nature, comedy, creativity and sports. I&#8217;d like to get away from sales if possible (verbal sales at least). Any ideas? I feel like I&#8217;m pulling my hair out.<br />
<br />I know I&#8217;m not answering your question, but frankly, if you and the wife are bringing home close to $80k a year and you can&#8217;t save any money, making more money isn&#8217;t the answer. Your debts will grow to accommodate your increased income.</p>
<p>You need to have a serious financial evaluation and find out why you&#8217;re living paycheck to paycheck. Go to a financial adviser and be ready to tighten your spending belt.</p>
<p>If you&#8217;re just looking to revitalize your life&#8230; consider taking one of your interests and expanding on it, either in a volunteer job or as a part-time, low-pay job. What I mean is look to fulfill yourself on another level rather than strictly through cash.</p>
<p>If you&#8217;re serious about changing jobs, you&#8217;ll probably need to go back to school (even if it&#8217;s just for certifications) and be prepared to start over in a new career field. As to what to study&#8230; at 34, you can probably give some great advice to an 18-year-old who&#8217;s just entering college&#8230; think about what you would advise to someone else and go for it.</p>

<p>I know this realtor has sold several homes in my area. Is this really a good deal or are there hidden charges?<br />
<br />Normally commissions are split between the buyer’s and seller’s agents. The usual split is 50/50. If this discount real estate agent accepts 3.5% then that means that the buyer’s agent will get 1.75% or half of the commission. Most agents I know will not show a house that offers less than 2.5% and in this market you want every person you can to see your home. If he wants to take 1% and offers 2.5% to the buyer’s agent it might work. Remember, you get what you pay for and most REALTORS® work very hard for their commissions and they are worth every penny.</p>

			<content:encoded><![CDATA[<p>Where I live in the Midwest, foreclosures aren&#8217;t advertised that&#8217;s for sure so I have no idea how to find out about them.<br />
<br />If you are seeking homes that are already in foreclosure you may find them several ways.</p>
<p>#1 If the lender completed foreclosure procedure, the sale is complete, no successful bid was accepted on the property, the lender became the owner of the property all legal work is done giving title to the lender, the lender will now place the completed foreclosed property on the market for sale through a local real estate brokerage firm.</p>
<p>You may contact any real estate agent and see if they are the ones with a contract to sell foreclosures for a lender.</p>
<p>#2 If you are speaking of getting a foreclosure after the lender has recorded the Notice of Default but not the Notice of Sale.</p>
<p>A.  These are listed in your local papers, perhaps not all but a few that your local newspaper has decided to print as a matter of public service.</p>
<p>B.  You may subscribe to a service that list these foreclosures. They sell the foreclosure list in print form as well as a lot of them are listed on the Internet.  These services normally list the foreclosures as they are listed each week from the county recorders office. </p>
<p>C.  They are listed at the county court recorders office and are available for the public to see at anytime the recorders office is open to the public. Call for their business hours. They will assist you in compiling a list.</p>
<p>#3.  If you are looking for pre-foreclosures. That is the borrower has not made his/her monthly payments for awhile, but the lender has not yet recorded a notice of default with the county court recorders office.</p>
<p>A.  You may place an ad in the local paper telling of your service and desire to purchase houses of those that are behind in their monthly payment.  </p>
<p>B.  You may work a certain area of your city advertising your services and indicating that you are in the business of helping those that are behind in their mortgage payments. </p>
<p>In #2 and  3 you will be dealing with the home owners, therefore you must have the necessary skills to make and enter into a contract of sale, finding and opening an escrow or closing agent to include finding a title company, finding a mortgage broker to get the necessary mortgage to finance the property you are buying.    </p>
<p>Though the process is simple if you contact a mortgage broker for financing, he/she will point you in the right direction to close your transaction and help with getting the other professionals needed to help in closing your transaction.</p>

<br />The house has a mortgage of $200,000.  It has a value of $150,000.  If you sell it for what it is worth, the owner is &quot;short&quot; $ 50,000.  The bank and the seller negotiate to determine how much both of them will agree to lose.  This negotiation takes 90 days because many banks have only 2 employees handling 1,100 short sales.<br />
This does not turn out well for most buyers.</p>

			<content:encoded><![CDATA[<p>I am considering moving out of my house (I am a second year college student) and having about 3 other people living with me. I was always taught that it is not wise to rent out a living space b/c you will be throwing away your money and to instead look into something that you will be putting money into to own. So I was looking online and noticed that there are different options to search for: homes for sale, new homes, and forclosures. What is the difference between buying a forclosure and a regular house on the market? And is it practical for a college student to look for a home to pay for instead of rent out if that may not be your permanent living situation for more than 2 years (because of possibly transfering to a school far away)? Any tips for college students trying to move out  w/ a friend or a small group of people to make a household? Also can anyone give me an idea about how much monthly bills are (water, electric, etc.) for a four person household? THANKS!!<br />
<br />If you are a typical student, your problem will be that your income will not appear to support the mortgage.  I doubt that you will qualify for a mortgage unless your financial situation is quite unlike the typical student.  Also, your short time frame (2 years) makes the finances questionable.  (Less time to recover the transaction costs such as realtor&#8217;s fee and closing costs.)</p>
<p>So it&#8217;s probably best just to save your money up so as to be in a better position to buy a house later.</p>
<p>One alternative might be to have your parents purchase it and rent it to you.  They probably trust you more than the bank does (depending on what their experience of you has been), and at least they would get financial rewards from your housing situation.  However, even then they probably wouldn&#8217;t want to do that for just two years (for four years it might be a very attractive idea.)</p>
<p>Continuing to rent is probably the ideal solution for your current living situation.</p>

A real estate license is not needed in Texas to work for a home builder, however I have two out of the five required real estate courses completed. I&#8217;m wondering whether or not it would be easier for me to work as a Real Estate Agent (maybe part-time?) first to get experience than to try to get a job with a builder, given the current state of the market. How often do these builders hire people without experience?<br />
I need answers from individuals in the business please. Thanks!<br />
<br />Many builders prefer that you do not work as an independent realty agent before selling new homes. The builders have a very closely, detailed approach that they want you to follow.  Agents who have worked on their own are often resistant to that regimented approach ( altho it does work pretty well for the builders).  So go and apply at the builders. Since few are hiring, offer to sub in for anyone who calls in sick or goes on vacation. Once they see you work, they will hire you full-time.</p>
