  • What is the best way to purchase your first house??

    I am considering moving out of my house (I am a second year college student) and having about 3 other people living with me. I was always taught that it is not wise to rent out a living space b/c you will be throwing away your money and to instead look into something that you will be putting money into to own. So I was looking online and noticed that there are different options to search for: homes for sale, new homes, and forclosures. What is the difference between buying a forclosure and a regular house on the market? And is it practical for a college student to look for a home to pay for instead of rent out if that may not be your permanent living situation for more than 2 years (because of possibly transfering to a school far away)? Any tips for college students trying to move out w/ a friend or a small group of people to make a household? Also can anyone give me an idea about how much monthly bills are (water, electric, etc.) for a four person household? THANKS!!

    If you are a typical student, your problem will be that your income will not appear to support the mortgage. I doubt that you will qualify for a mortgage unless your financial situation is quite unlike the typical student. Also, your short time frame (2 years) makes the finances questionable. (Less time to recover the transaction costs such as realtor’s fee and closing costs.)

    So it’s probably best just to save your money up so as to be in a better position to buy a house later.

    One alternative might be to have your parents purchase it and rent it to you. They probably trust you more than the bank does (depending on what their experience of you has been), and at least they would get financial rewards from your housing situation. However, even then they probably wouldn’t want to do that for just two years (for four years it might be a very attractive idea.)

    Continuing to rent is probably the ideal solution for your current living situation.

    how do you find a home with in-laws quarters?

    we are looking for a home for my family of 4 and my father. we would like a home that has a seperate ’section’ for him. he calls it "in-laws quarters". what is the proper wording to search for this in homes for sale?

    Usually you just search for property with 2 residences, one is almost always a cottage.

    How do you find distressed homes for sale?

    I am interested to search for a cheap home. Do you find a cheaper home buying it from the owner before the owner goes bankrupt or do you contact the mortgage company or do you find a cheaper home to contact the bank after they repossess it or how would you find the best buy? It would not be a concern if the house was new and not finished.

    The "cheapest" deal will be an REO (Real Estate Owned) meaning the place went thru foreclosure, didn’t find a buyer at the foreclosure sale and went back to become the bank’s property.

    Banks aren’t happy being in the Real Estate Business and usually try to sell the houses at a deep discount.
    It also has the benefit that you won’t encounter a hidden lien or second mortgage since all of these have been erased when it goes back to the bank.

    On the other hand… be ready to spend money to fix the house and property… they are usually in need of some TLC.

    REO are usually listed with Real Estate Agents but you can also inquire at the bank.

    What is the best way to search houses for rent?

    We live in Ohio, and are searching for a house for rent, not an apartment. What is the best way to go about searching homes for rent? We can find plenty of apartments for rent, and houses for sale, but we are having a hard time finding houses for rent.

    Also you might want to check Craigslist. I find it superbly helpful but I also know other people have had problems with spam on there. It may be worth a try :) I’ve subletted quite a few apartments on there so I know the housing section works pretty well.

    Gated Community or Regular Home?

    What in your opinion is better to live in? Also, do Regular homes have a specific name? When i search for homes for sale on the internet almost all of them that come up are Gated Community homes!

    I agree with the first two people…regular home all the way. There is no way I would want anyone to tell me what I can and cannot do with my own home or yard…around here there are gated communities for seniors that will only allow grandchildren to stay over two weeks a year…can you imagine????
    Buy a regular home…you will be so much happier.
    As for your search..pick your area and look for real estate…it could be under detached homes…private homes…houses for sale..could be listed in any way..you can call your local real estate companies and directly ask the proper way to look up what you are looking for in your area. They will be happy to help you in your search.
