    Abolish property taxes. Raise sales taxes. There are old widow women who lost their homes over property taxes because their social security isn’t enough to pay it. That’s not right. I don’t like the opportunists who go to tax auctions either, they are not good moral folks. Commercial properties and residential properties that are worth more than a certain amount would be taxed.

    What type of job should I get based on what I want and my skills?

    So I’m at a crossroads here in life. I’m 34, make about 38-39k a year in residential cable sales. Wife makes a little bit less but close. We have our home with 5 acres and horses and our car payments and student loans. Not bad life but I need to do something else career wise. I dont have much more to go up now and we’re living check to check with no extra money to put aside for trips, vacations, etc…I have a bachelors in general communications, am smart, great to get along with, but do not like brownnosing, being fake, or working for major arses (not asking much am I, ha ha). My interests are nature, comedy, creativity and sports. I’d like to get away from sales if possible (verbal sales at least). Any ideas? I feel like I’m pulling my hair out.

    I know I’m not answering your question, but frankly, if you and the wife are bringing home close to $80k a year and you can’t save any money, making more money isn’t the answer. Your debts will grow to accommodate your increased income.

    You need to have a serious financial evaluation and find out why you’re living paycheck to paycheck. Go to a financial adviser and be ready to tighten your spending belt.

    If you’re just looking to revitalize your life… consider taking one of your interests and expanding on it, either in a volunteer job or as a part-time, low-pay job. What I mean is look to fulfill yourself on another level rather than strictly through cash.

    If you’re serious about changing jobs, you’ll probably need to go back to school (even if it’s just for certifications) and be prepared to start over in a new career field. As to what to study… at 34, you can probably give some great advice to an 18-year-old who’s just entering college… think about what you would advise to someone else and go for it.

    Casino employment?

    I enjoy going to the casino and I thought how cool it would be to work at one. Of course it stinks seeing everyone win $$$ and you’re watching them win..lol

    But, what are some positions in the casino business that are decent paying.

    My job expereince:
    I have close to a year experience working on ATM machines including software issues, paper jams, cash problems and so much more.

    Security
    I was a mall security guard for about a year.

    I have been in Sales for 7+ yrs selling things such as window cleaning contracts to large companies and residential homes, fertilizer,carpet cleaning, I was a Sales manager too

    Any help would be appreciated it. I currently live in the metro detroit area. I use to live in the minneapolis area but I moved back to MI. I am thinking about moving up t o traverse city michigan but everything is still (up in the air)

    well, i am one of the lucky ones who actually work at a casino. i’m a blackjack dealer, and its awesome fun. i sometimes feel bad though when people lose lots of cash at my tables…. oh well, they knew they were gambling.

    as for how i got my job, i simply looked on my casino’s website. and noticed that they were looking for new staff. i put in my resume, and a week later i got a call back askin for an interview with a group of like 50 people. after that, they called me back for a 2nd interview, and i was offered a place in a ‘blackjack training course’ which went for like 4 weeks, and then by the end of that, i graduated, got my casino liscence, and was finally able to start work.

    so basically, it takes a lil bit of time. but if you’re keen, start inquiring about it. it looks like you have more than enough qualifications towards customer service, etc. so simply ask some of the dealers how you would go about getting a job. or, you can ask the security about how to get a job, if you’re interested in that area. or, if they have a website, visit it and search around to see if they have any availiable jobs

    as for the positions you can get, you could be a croupier, a security guard, a surveilance person, a cleaner, a chef, cook, waiter, waitress, or could work with the gaming machines.

    Can Realtor/Broker sue their Seller client for Non-performance/Breach of Contract? In California.?

    Seller listed home for sale with Broker. Broker procures an offer via a cooperating Broker who represents Buyer exclusively.

    After several counteroffers, Seller accepts Buyer’s offer for purchase. It is discovered during the first week of escrow that Sellers have Notice of Default filed against their property and that they have not paid the monthly payment for 6 months (breach of paragraph #7 of Residential Listing Agreement for not disclosing that loan was in deficiency).

    While in escrow, Seller refuses to complete required termite repairs. Thus delaying close of escrow, everything else is on schedule. Sellers non-performance of a contractual obligation causes Buyer to cancel escrow.

    1) Can Broker sue for Entire commission Amount?
    2) Can Realtor sue for actual damages for time/moneys spent marketing property?
    3) Can Buyer sue for actual damages for lost money for inspections/appraisal/etc?

    You say the seller refused to complete "required termite repairs" – this is where it gets sticky for me. If the contract stated the house had to pass a home inspection, the pest problem was discovered during the inspection and the sellers wouldn’t fix it, deal is off.

    How was this repair a contractual obligation? Did they agree in the contract that they knew of structural damage and would fix it?

    Can someone help me with this? Its a legal question about a small/home business.?

    Does anyone know what this means:

    The following section describes special conditions under which certain uses are permitted in a zoning district. A building permit or certificate of occupancy shall not be issued for any permitted use with "special conditions" until all of the required conditions have been met.

    Home occupation (residential). A home occupation is an occupation carried on as an accessory use in the main structure of home by a resident without the employment of additional persons, without the use of a sign to advertise the occupation, without offering any commodity or service for sale on the premises, which does not create obnoxious noise or other obnoxious conditions to abutting residential property such as emission of odor, increased traffic or generation of light or smoke. A home occupation shall specifically exclude the operation of a repair garage, plumbing shop or similar activity.

    Does this mean that I can run a small business out of my apartment? There would be no extra people going in and out of the apartment and there will be no signs or loud music. I would be the only person working there.

    As long as you are not selling anything, or having any one come to the apartment for the business you could do it. (well you could sell things online, just not physically from the building).

    All the law pretty much says is that you can set up an office from home, but you can not open a shop of any sort without a permit.
