What do you do to get your property ready?

Paint the interior and exterior

Clean or replace the carpets.

Fix everything that is broken

Remove all clutter from the house, especially stuff on counter tops and furniture. Remove all unnecessary furniture…. minimal is better. If you furniture is old and run down consider renting new furniture for a few months (make your house look like a model home)

Give the property curb appeal by keeping the yards in great shape and by planting colorful bedding plants in the flower beds

When showing the property open all the curtains and turn on all the lights…..try and get as much light into each room as possible.

Never leave the beds unmade and the house unkept.

Bottom line…make the house the best it can be. Neat, clean, and inviting. By doing these things you will sell your home quicker and get the highest possible sales price. These hints will more than pay for themselves.

is there any truth in these tax estate sales at all? The infomercial on tv looks convincing, but as they say, If it sounds too good to be true, it probably is! Does any one know if this can be done? ANy legitimacy in this at all ? Thanks

If a municipality isn’t paid property taxes they can foreclose on the house to get paid. They have to severely delinquent (usually on the order of 2 years). The amount listed on the tax auction sites (most counties put their auction notices and the properties on line at the county web site – you don’t need infomercial material to do this, that’s just a rip off) is the amount that is owed to the municipality.

You have to read the auction notice and terms very, very carefully. Many times tax auctions do NOT wipe out other liens, meaning if there is a mortgage on the house you’d have to pay that off to get possession of the house. On top of that, many municipalities have rules about a redemption period. This redemption period is a period of time after the auction that the original owner can pay the taxes and ownership reverts back to them. This period can be a year or more in some places. That means you’d have to win the auction, pay the money, evict the previous owner (or get them to pay you rent), clear other liens on the property (including a mortgage?) and then wait for the redemption period to expire before it was truly yours. Sounds like a game that is a little too much for the average investor/part timer.

So the answer is – I’m sure it has happened that someone has bought a property for $300. It’s also true that people win the lottery – just not you. It would be incredibly rare for it to happen. You are right, if it sounds too good to be true, it probably is.

Another way to think about these things is to imagine it in reverse. You own a house (free and clear, let’s say) and you owe $300 in taxes. You’ve owed it for a long, long time. Are you really going to let it go for $300 in taxes? Wouldn’t you sell it first? Wouldn’t getting that $300 to save your house be a top priority? Of course it would be… You wouldn’t let someone else come in and ’steal’ your equity.

There are plenty of statistics on the web. My guess is, that from about 120 Million homes in the USA, 15 Million are on sale and 1 Million are or will be soon in foreclosure.
Now, the exact numbers may vary, but how exact are they?
For instance, banks don’t like to get into foreclosure sales, they rather make a deal before. Some Owners opt for running away, leaving the house behind, some houses just stay there, like 76,000 in Detroit, unoccupied, falling apart.

It’s really all meaningless, because statistics can be trimmed, by whichever political party is in power.
That is how Bush covered up, that the housing market was in bad shape since 2004, when he signed a bill, that people can get a mortgage without a penny down payment.
That was the beginning of the end.

If the homes don’t have indoor laundry rooms, what do they have ?

They have rocks down by the river where you can beat your clothes and then carry them two miles back home in a basket on your head.

I cant seem to find any larger trailers triple wide for sale…moving to TN on large propety, and lot of people have recommended looking at them but where do I go?

In all honesty, I have never ever seen a triple wide, only double wide. Could you get 2 double wides somehow?
