I’m curious about the many online rental and housing websites which allow users to post their homes for rent or sale. Do such sites require some broker license or need to be apart of an organization to get access to a standard database (such as MLS) ?
Any books you’d recommend on opening such an online business?

Realtor.com is the VERY best online! I just bought a house (today!!) and used Realtor.com. You are not allowed access to the actual MLS listings unless you are a certified Realtor. Some realtors will give you their access info – but mine wouldn’t and I even asked! Realtor.com is like the MLS book for non-realtors though. Be sure to follow the specific realtor’s web site ad on the houses you like at Realtor.com – they usually have more information and photos there – then you can click backwards to Realtor.com again. Makes home shopping SO much easier! GOOD LUCK!

Our agent posted our home for sale in SF a few days ago. He says it is on the MLS for agents. But it is not on the public SF MLS. Why would this be? What was done wrong to not have it populate to the public MLS?
This would be a question for a real estate agent.

Technically all properties listed on MLS Services are Available to the Public for viewing. (It would be pointless to restrict public access to properties listed on mls). Because that is the purpose of putting it there in the first place.
I would think the difference the between the "Public" Mls and the "Agent" Mls is the ability to add properties for sale.
A. Only Agents can add to the Agent’s MlS.
(The agent Mls is not just a place to list house but it has a wealth of tools for agents, Contact database, website, public records, maps. ect. (Paid)
B. Homeowners & Agents can add to the Public MLs (Example; Zillow.com) Free
Most Public MLS (like Zillow.com) Automatically pulls listings from the Agent MLS, so you will find houses that are for sale by owners and houses for sale through Agents.
It is a choice of the Public MLS provider whether they are going to provide you with information from Agent MLS
And a choice of the agent if they are going to have a power full tool such as zillow (Or any other Public MLS) sitting around and not utilize it to market their properties.
Try out www.zillow.com and see if you find your property listed there (For Sale). If it is not listed there as being for sale, ask your agent to list it for sale on zillow it’s free.
Remember it’s the agent’s job to market your properties, if you feel they are not doing a good enough job, you have the right to terminate them.
