  • With the current price drop in homes in CA, how much lower could I negotiate the price to?

    In mid to late 2007, I have a friend that bought a detached single family house for $550k which was originally listed for $600k. However, her neighbor stated that they were able to get the price down for their home by $100k. It’s 2008 and the prices of homes even got lower. Should I expect to negotiate about $75k – $100k lower than the listed price of the current homes for sale?

    You’re leaving out the most important variable in real estate—location!

    Can a seller accept more than one offer for a short sale and send it to the lender?

    My fiance and I submitted an offer for a home in Stockton, CA about 2 weeks ago. The home is a short sale and we were told that the seller signed and accepted our offer and the offer was being sent to the lender for approval. Does the seller have the option to send in additional offers into the lender even though the seller notified us that ours was accepted and sent to the lender?

    Offers on short sales usually have verbiage that stipulate all offers accepted by the Seller is not binding until the lender approves of the sale. Check your contract for wording to that extent.

    Does anyone know where I can find a rental home listing for Wrightwood, CA. All i can find is vacation homes for rent and homes for sale. I need full time homes for rent. Thanks.

    You might try contacting some of the realtors in the area, like Devlin, who may know of owners who want to rent out their homes on a lease. You can also place a free add on wrightwoodcalif.com seeking a full time rental home. You might also try contacting some of the property management companies in the area and ask about rental houses that are available for rent full time. Ironically, my auntie just sold her house up there because she couldn’t find full time renters, only vacationers! Good luck!

    how do property taxes work on a cash sale of a home?

    my husband and i are buying a home in ca with all cash. how do the taxes work. do we pay them at closing? are they prorated for the year? we are wondering what amount we can expect to add on to the purchase price of our home for taxes. thanks!

    we are buying a home for 250,000 that is valued at 350,000 and expect to close in late march early april. the seller is paying all title and escrow costs- i don’t know if that matters or not

    You pay a pro-rated amount at closing – they will be included in the lawyer’s bill for closing costs. As to how much they will be, you can call city hall and find out how much they are on that property and do the pro-rate calculation yourself.

    My parents were renting out a property in California, they become one of the statistics with a bad loan where they couldn t keep paying the high mortage on that home. They still continued collecting rent money. The tenants were given a 30 day notice but they havent left after 18 days now. Was it unlawful to continue collecting rent and not sending the bank any and to go ahead and evict the tenants? The tenants were being adviced that we were loosing the home and we would be trying to sell or it was going into foreclosure. Can I still file for an unlawful detainer or will this come back and bite us in the ass? The tenants just found a notice of trustees sale on the door with a sale date. I have a feeling the tenants will try to stay as long as they can without paying rent. What can I do?

    you need to talk to a laywer and find out where your actually at, and how to proceed………………..
