It’s a new home in CA. Builder is lennar. This is a first-time home purchase and I don’t know if these guys are going to be as bad as car sales men.
If they are worth their salt, they won’t buffalo you, so don’t let them. You can use anybody you want for the home financing. As important it is to trust your builder so it is with your mortgage loan officer/company. Get a real pre-approval from your lender. Don’t just look at the builders recomendation for a mortgage company.
the PA should have a clause "subject to loan approval/financing" That protects you in case you are turned down or if for some reason you, the location, title or home does not qualify for standard financing
We are a CA LLC dropping shipping to a customer in Kansas and we have a tax exemption certificate from the customer. Can I use our CA sales tax number on our Multi-jurisdicational sales tax form to avoid being charged sales tax by the distributor shipping the goods? Thanks,

Yes, you have until the auction to sell it. However, you need an investor with large amounts of cash handy because the lender will not allow you to reinstate the loan.
