Does anyone know where to look for houses that people are selling to have moved? I’ve tried local papers, no luck! I’m in Illinois.

Place an ad in your local newspaper. Simply say that a buyer is looking for a house that needs to be moved to another building site.
The cost of the newspaper ad should be rather inexpensive.

You don’t say which country? If it’s the UK then Rightmove would be the site to look at. Most, if not all estate agents of any size have all the property on their books, including plots of land on it. Another is findaproperty.co.uk. If you are not in the UK I would be very surprised if there is not a similar site in the country you live in.

If you find a home for sale by owner and do all the leg work by yourself including looking at the home are you contractually obligated to use the realtor? For instance, if you find it, look at it, and decide to make an offer, do you have to let the agent do it even though they have not been involved in the process at all?

You may be contractually obligated to pay the buyers agent. But understand that the proceeds would be coming from the seller. Read the agreement – it is unlikely that the agent would ever enforce it but be careful.

Buyers agents are able to keep you honest by going to a listing agent and showing them the agreement. The listing agent’s broker can lose their license if they dont honor the agreement.

In the case where you have a for sale by owner (fsbo) it’s up to you. You’re not obligated to have the seller pay your buyer agents commission.

BUT be very careful! Your agent can help with the contract and any problems that pop up after the home inspection. FSBO’s are notorious for having unrealistic sellers. You will very likely have some problems during the process – making the buyer agents commission a bargain.

Make them earn it! A good one will make the process very easy.

Try contacting a local real estate agent. They will know everything there is to know about the best options for you. A really good website to browse local real estate/real estate agents is: http://www.realestateforsaleinnewyork.com

It’s really easy to navigate and is full of info about realtors with links to their personal websites. Most of their websites will have all the available homes/rentals in the area along with community info, so you can do some research before you contact anyone. Hopefully that works for you. Where to find what is for sale is the hard part of buying a home.Use several brokers and Realtors so you can see as much of the market as possible. Right now there is not one place to see what all is for sale and there are more and more homes coming on the market each day. There is not just one MLS or a complete list so buyer are left in the dark as to what is relay for sale
