I want to make sure that I meet all the deadlines in order to get the First-Time Home-buyer Credit.
Today, April 20th, I signed an Agreement of Sale for Residential Real Estate Agreement and my closing date is listed as June 1st. What else is needed by the end of April to qualify for the First-Time Home-buyer Credit and also when do I need to close by?
Additional Information: I do not need a morgage I am paying cash. Also I am using a realtor because the seller is a long time family friend.

What is a HUD -1 statement?
All parties have to sign by the end of April, not just you.
You have to close by the end of June.
The HUD 1 is a document that you will receive at closing, documenting the property itself, identifying you and documenting that title has conveyed from the seller to you. The title company will give it to you. You have to send it to the IRS
We have an estate home up for sale. It was listed with a Real Estate Agent by the current executrix.
She has not proved herself capable of handling the estate and a court appointed executor is going to take over.
Is this contract with the realtor the estates responsibility or the previous executrix responsibility?
And can we go about other means to sell the house without violating the contract?
After 12 years in the industry dealing with hundreds if not thousands of Agents (and getting licensed myself…) I learned that Agents aren’t necessarily the brightest people. They are good at hardball negotiating and whining, but you can’t trust them to handle the big paperwork. That’s what good processors are for.
First things first, in my experience, the Court Appointed Executor should have been handling the sale from the get-go. The Estate should not have contacted an Agent to put on the market directly. It’s up to the Court Appointed Executor to turn over to an Agent if they so choose (they usually do…) and they are also the one to choose the Agent. Make a request to the Executor that next time, they choose a Realtor instead… and a SEASONED one! Along with a seasoned Title & Escrow officer. Will make all the difference in the world.
In regard to who will be liable and how to handle the relationship termination… that will be in the contract. If you are still bound for some time, do you have the option denying all incoming offers and simply allowing the contract to expire? Or does the Executor bound to consider and accept reasonable offers? You will have to read the specifics of your contract – laws vary State to State and contracts vary transaction to transaction. I’m assuming that the Executor drew the contract – and they will be able to answer any questions that you have.
it depends on where you are looking to buy but when you do a search do it for mls listings for that area , mls are multiple listing service listings so it will show for more then one sales companys homes like in alabama you can go to www.alamls.com and it shows you listings for more then one sales agent or company

does this make sense ok we want to build this modular (before u say anything these are not average ones, we have done research & even went to the plant & walkthrough 15 models) NEway they offer a 1665 sq ft ranch w/ full basment where all we need to do is sheetrock & its done, a full walk-up attic BLOWN out so its like another floor! a venetian spa bathroom that is 15′ * 13′ GEORGEOUS, a kitchen that is 20′ * 14′ & absolutely beautiful w/ all appliances included even microwave laundry washer & dryer EVERYTHING even the damn curtains come w/ the house. HOwever they want 250,000 for this yet im seeing 3000 sq ft houses 4 sale (not new) but for less than this. Not as nice of things but definitely way more space. Are we naive in thinking that its still worth it 2 pay more 4 smaller & get what we want? OR since its a modular it should not be that much money!? I know most people are bias when it comes to this but look for ureself on Pleasant Valley Modular. what do you think? advice please
3000 sq ft houses include the basment in the sq footage because its finished so NO its not impossible because i can give you realty sites with NEW contructions that have them at 250,000
The first thing to consider is the location. That is the most important thing in real estate. Buy in the best location you can afford.
The next thing would be to compare homes in your area that have the same amenities as the modular home, and are comparable in size. You may find that you are not getting such a great deal. You can opt to buy a larger home in a great location and invest the money in putting the amenities into it, i.e, the venetian spa.
You also need to consider financing. Many traditional lenders shy away from manufactured homes, so you may find yourself taking out a personal property loan — rather than a real property loan. I don’t think you will have many options in this type of loan so you may pay more for it. Talk to your mortgage broker.
Manufactured homes can tend to decrease in value if they are not immaculately maintained. The shortage of traditional financing for used manufactured homes often reduces demand for resale. Of course, this can vary greatly according to your local real estate market. Talk to your realtor.
The final thing to consider is how soon do you want to sell the home. It might take you longer to sell due to people shying away from modular homes and the lack of mortgage options. When my husband and I were looking for a home, we saw a beautiful modular home (I didn’t even know is was modular). The realtor immediately said to us that she needed to "disclose" that it was modular. The way she said it made my husband and I think there was a bad stigma attached to those type of homes. We opted for a more traditional home.
Finally, I would consider the motives of your friends, and if you find they are only looking out for your best interest, then I would listen to them.
